WHEN CAN I USE MY BALCONY?  TYPICAL DRY TIME AND USAGE.

 

PRIMER COAT.

The first coat may be hard to recognize as it is more of a clear-looking primer coat. This typically dries in less than 4 hours at 70 degrees and slower if cooler.

FINISH COAT.

Allow your top coat 6-8 hours drying time at 70 degrees before permitting very light foot traffic. We do not recommend that you wear shoes as they may leave markings. In cooler temperatures, the drying time will be slowed.

Allow 24 hours for basic foot traffic.

Allow 48 hours before heavy objects are placed on the surface

Allow 72 hours before attempting to roll anything of substantial weight on the flooring.

 In all scenarios, use precaution and wisdom and do test the surface before accessing it.

 

  

HOMEOWNER MAINTENANCE REQUIREMENTS AFTER PAINTING

 GENERAL

● Never roll heavy items on the deck regardless if they have wheels or not.

● Never drag items across the deck ( consider patio chair legs )

● Be consistent in checking your deck for how it’s performing and it’s condition.

 

 CLEANING

● The deck should be periodically washed using a mild soap and water solution. Ok to use 409 or very similar soapy product however no solvents such as paint thinner, acetone, Goof-Off, Krud-Kutter and similar  should be used. Always check to see if solvents are used in cleaners. Popular brands of cleaners and stain removers such as Goof-Off and Krud-Kutter are reduced solvent based cleaners)

● Always wash/remove/mop all remnants of your mild cleaning products off your deck with clean water. Be careful to understand and comply with both your city and your HOA community by-laws about water runoff.

 

WATER STAINS

● Water allowed to pool on your deck may result in slight water rings or water staining when allowed to dry out naturally. This would be a similar effect to washing your car in the sun and not drying it off.

You may want to consider brooming off any excessive water. Again, be careful to understand and comply with both your city and your HOA community by-laws about water runoff.

 

PLANTS AND POTS

● It is not advisable to put clay pots or concrete pots on a deck system.

● Pots should be raised off the deck and not allowed to sit directly on the deck.

● Pots should have a plastic tray dish under them.

● Plants that are watered in pots will produce staining on the deck and is not covered under warranty.

 

OUTDOOR CARPETING

● It is not advisable to lay outdoor carpeting or any other material on the deck that may trap or hold moisture on the deck.

 

PATIO FURNITURE

● Should have a minimum of a 2” width coaster placed under all legs or items which would otherwise be in direct contact with the deck.

 ● Should not be rolled or dragged on the deck.

BARBEQUES OR SIMILAR

● Should not be rolled or dragged on the deck.

● Owners should take great care and concern to protect the deck from grease and similar getting on the deck and not rely on cleaning the deck after the fact.

 

PETS

● Should not be allowed to urinate or defecate directly onto the deck.

 

DAMAGE TO YOUR BALCONY DECK OR COATING

● Damages, cracks and other anomalies should be reported to management immediately.
